BRICKHAUS ENDEAVORS TO BRING WORLD-CLASS LIVING TO OHIO CITY— Having assembled most of a 4-acre site at the edge of Cleveland's Ohio City neighborhood, where offices, retail, townhouses and more than 200 apartments will replace a motley mix of industrial buildings and homes. A recent study, centered on West 25th Street and Lorain, predicted demand for thousands of new homes -- many of them rentals -- in the center city and close-lying neighborhoods during the next few years. 

More traditional office tenants also are looking at the Market District because of its high concentration of public transportation, restaurants, small retailers and other amenities. Site plans show retail, offices and some apartments along Lorain, with larger residential buildings east and north of West 20th Street and a row of townhouses along West 21st. The development also might involve a parking garage and smaller homes for artists and artisans seeking live-work space. The city of Cleveland has kicked in two grants, of $40,000 each, for early development work, including an asbestos survey and demolition expenses for the old Thermafab Alloy building on West 19th Street and removal of an underground storage tank on the Bridgeview Cafe property. Those grants are flowing through Ohio City Inc., a nonprofit neighborhood development group. Demolition along Lorain could start soon, and construction might begin next year. It's early, but Brickman expects the apartments to rent near the high end of the market. That means rates might surpass $1.75 per square foot -- or $1,400 a month, for example, for an 800 square foot apartment. The townhouses might start in the $200,000 to $250,000 range. - Michelle Jarboe, Cleveland Plain Dealer
